House rules

Dear guests

We warmly welcome you to our vacation home and look forward to your stay! So that you and future guests can feel at home with us, you agree to comply with the following rules during your stay. Thank you for your understanding.

General guidelines
The house rules are linked to the rental agreement and in the event of non-compliance with the house rules, the landlord reserves the right to terminate the rental agreement or demand additional payment. All guests (and visitors) must follow the house rules and other instructions of the landlord. Parents/guardians are responsible for the safety and behavior of children at all times.

Rest period
From midnight to 5 a.m., the building is closed at night. During this time, it is important to behave quietly, not to make a lot of noise and to be considerate of nature

Excessive noise and parties are prohibited at any time of the day or night and may result in the rental contract for the vacation apartment being terminated, the vacation apartment having to be vacated and additional costs for cleaning or similar being incurred, which will be charged to the guests.

We ask our guests and their visitors to treat us with respect. The Hundert was built and furnished with attention to detail.

Visitors
Guests are allowed a maximum of 8 visitors during their stay. Additional overnight guests must be announced in advance (during the booking process) and accepted by the landlord. Additional costs may be incurred.

Events
Commercial events for which admission is charged are prohibited. Large private events are also prohibited. At small gatherings, care must be taken to ensure that the permitted number of visitors is not exceeded and that the volume requirements are adhered to.

Parking facilities
Guests and their visitors must adhere to the applicable parking regulations and keep the street clear. There are 2 parking options for this vacation apartment: The driveway or the side area by the privacy fence.

Waste disposal and recycling
Please dispose of and separate your waste in the bins provided. If the garbage is full, you can dispose of it. Otherwise we will dispose of the waste for you after check-out

Safety
Every time you leave the vacation home, it is your responsibility to ensure that all windows and doors are closed to ensure security and to prevent rain, water damage and theft. Lights, heating, air conditioning and electronic devices such as televisions must be switched off when not in use to save energy.

Valuables and liability
The landlord is not liable for valuables/wardrobe. As soon as no damage has been caused by the vacation apartment itself, the landlord accepts no responsibility whatsoever

Damage
All damage must be reported to the landlord/manager as soon as possible. Failure to report any damage may result in an additional payment. To avoid damage, no furniture may be moved from one room to another (without prior agreement). Towels & bathrobes may not be taken from the apartment

Key
As a guest you will receive 1 key from us, a 2nd key is available on request. Any loss of the keys must be reported to the landlord immediately. In the event of loss, the tenant is liable and must bear the cost of replacing the entire locking system. The costs amount to € 250.

Pool & Whirlpool
The pool may be used around the clock. No air mattresses are permitted in the pool. Parents are responsible for their children. For safety reasons, it is not permitted to use glasses in or around the pool area. Please shower before entering the pool / whirlpool. Es sind keine Luftmatratzen im Pool gestattet. Eltern haften für ihre Kinder. Aus Sicherheitsgründen ist es nicht erlaubt, Gläser in oder um den Poolbereich herum zu benutzen. Bitte duschen Sie sich bevor Sie den Pool / Whirlpool betreten.

Terrace and balcony
Children must be supervised by their parents at all times in terrace and balcony areas. Please turn off the gas after grilling! Das Gas bitte nach dem Grillen abdrehen!

Smoking
Smoking is not permitted in the vacation home!
Cigarette butts must be disposed of properly (e.g. in the ashtray provided) and must not be thrown on the property. Non-compliance, littering and damage such as burn holes will result in a fine

Pets
Pets are not allowed in the vacation home nicht im Ferienhaus erlaubt.

Our own alpacas
Bitte die Alpakas nicht füttern, das kann zu deren Tod führen.

Arrival and departure
Arrival is between 14:00 and 15:00. A personal check-in/reception including a tour is available on request. A private check-in via the key box is possible at any time from 14:00.

On departure, we ask our guests to vacate the accommodation by 11:00 a.m. at the latest; for stays that exceed this period without agreement, the landlord reserves the right to charge a surcharge.

Weitere Regelungen zur Abreise (Schlüsselübergabe, Müllentsorgung etc.):

Cleaning
We ask you to keep the apartment clean at all times and to remove any stains you have caused directly. Please also put used dishes back in the cupboards in a clean condition. On your departure, please leave the accommodation swept clean and in the same condition in which you found it.

Consent
Violation of these house rules is a breach of the rental conditions as per the rental agreement. The landlord of the vacation apartment reserves the right to terminate the rental agreement and to expel guests who refuse to comply with the house rules from the house and property

The following general terms and conditions apply to the use of the above-mentioned vacation accommodation:

1. Scope of application
 

The General Terms and Conditions apply to the rental of the vacation accommodation for lodging and all other services provided by the landlord for the guest.

2. Booking

Die Buchung der Ferienunterkunft kommt durch die Buchungsbestätigung zustande, welche dem Gast im Anschluss an die Online-Buchung übermittelt wird. Mit Erhalt der Buchungsbestätigung ist die Buchung somit rechtskräftig. Mit der Buchung werden außerdem die vorliegenden allgemeinen Geschäftsbedingungen sowie die Hausordnung, welche dem Gast im Vorfeld zugänglich gemacht wurden, akzeptiert.

3. Stay

The vacation accommodation including inventory and the facilities belonging to the house are to be treated with care by the guest. The guest is responsible for cleaning the vacation accommodation during the rental period. The guest must also ensure that the windows are closed, the lights are switched off and the air conditioning is switched off when leaving the accommodation.

Use of the vacation accommodation is reserved for the guests specified at the time of booking. If more people use the vacation accommodation than agreed, a separate fee of 70.00 euros per person must be paid. Subletting and transfer of the vacation accommodation to third parties is not permitted.

During the stay, the house rules sent to the guest for their information shall apply. In the event of breaches of the GTC or the house rules, the landlord is entitled to terminate the tenancy immediately and without notice. There is no legal entitlement to a pro rata refund or compensation.

4. Payment

The guest is obliged to pay the landlord's applicable prices for the provision of the vacation accommodation and the other services used by him. A deposit of 50% of the total amount is due within 5 days of receipt of the invoice. The remaining amount is to be paid no later than 5 days before arrival. Both payments are to be transferred to the landlord's account. For bookings made at short notice, the total price must be transferred within 5 days of the booking confirmation. In the event of late payment, the guest will receive a payment reminder. If no payment is made, reminders will be sent to the guest with a reminder fee of 5,- Euro each. Bookings via Booking.com or Airbnb are paid via the platforms. Here a 100% payment is to be made.

5. Resignation

The guest has no right of withdrawal free of charge. In the event of withdrawal, the guest is obliged to pay part of the agreed price as compensation. The amount of compensation is based on the following table:

Withdrawal until
45 days before the start of the rental period: 50 % of the rental price
44 days until the start of the rental period: 90 % of the rental price
Withdrawal must also be made in writing by letter (registered) or e-mail (tracking)

Der Vermieter kann die gebuchte Leistung ohne Angabe von Gründen bis   30 Tage vor Anreise stornieren. Bereits geleistete Zahlungen werden dem Gast dann in voller Höhe zurückerstattet. Auch eine spätere Aufhebung des Vertrags ist im Falle von höherer Gewalt oder anderer unvorhersehbarer Umstände, die den gebuchten Aufenthalt unmöglich machen, zulässig. In diesem Fall beschränkt sich die Haftung auf die Rückerstattung des Mietpreises. Bei berechtigtem Rücktritt entsteht kein Anspruch des Gastes auf Schadensersatz. Eine Haftung für Reise- und Hotelkosten ist ebenfalls ausgeschlossen. Wir empfehlen den Abschluss einer Reiserücktrittsversicherung.

6. Liability

The landlord is liable for the proper provision of the rental property within the scope of the duty of care. Liability for any breakdowns or faults in the water or electricity supply as well as events and consequences due to force majeure are excluded. The landlord also accepts no liability for the loss of items or theft in the house or on the property.

Für vom Gast verursachte Schäden, die mutwillig oder grob fahrlässig herbeigeführt wurden, haftet der Gast. Auch die An- und Abreise erfolgt in eigener Verantwortung und Haftung des Gastes. Zudem wird beim Verlust der Schlüssel für die Ferienunterkunft eine Gebühr in Höhe von 250,- Euro fällig.

7. Written Form

Amendments and supplements to these General Terms and Conditions must be made in writing. This also applies to the amendment of this written form clause. Furthermore, no verbal agreements have been made.
